Home Inspection

Our home inspection was today and it went really well! Thank goodness Diana watched Mia for us because it took kind of a long time. Mia loves Aubree and Diana... I think everyone does!!!

There is nothing majorly wrong with the house, a few minor things that Kyle can fix.

A few shingles need replaced
Windows need caulk replaced on exterior
Heating element needs to be replaced in water tank
Range cover is loose
Air conditioning wouldn't turn on
Insulation is a little thin in spots where the mice have been in it

Obviously we have a ton of mice that have taken over but there are more creatures too. The inspector found a snake skin in the gutter, an armadillo hole under the porch, and a birds nest in the porch. Those critters have good taste in homes but their eviction day in near. I could always just open an animal sanctuary and charge people. hehe.

The inspectors, a husband and wife, were super nice and so cute. I have to give it up for anyone who can work with their significant other for over 13 years. Kyle got there late so I had lots of time to chat with them.

All we need now is water and a whole lot of cleaning products!

Yay!!

Our offer for the house has been accepted!!! Assuming all goes well with the inspection (i.e. no termites, major structural issues, etc.) we are good to go!!!

Unfortunately, Kyle is going to have to take care of everything on his own while I'm in Michigan but on the plus side he won't have to worry about us since we'll be in good hands. :)

The current plan is to contact the water department Monday and get that ball rolling, get any inspections and appraisals done per the bank's requirements, and sign on the dotted line! Assuming everything is good to go we will be closing before May 28th!

Cross your fingers that we get the rural water hookup shortly thereafter! If not, it's a water tank temporarily. Worth it!

Always my baby...

I guess I have been blogging a lot, maybe to make up for neglecting it for so long. More than likely it's because Mia is worth bragging about!

So much has changed in the last year of her life, she is taller, faster, crazier, and more talkative but she is still, and will always be, my baby. I didn't think it was possible to love her more but everyday she gives me a reason to almost cry happy tears that she is my daughter. Yeah, she can be a brat and I'm not a huge fan of her tantrums but they almost make the sweet moments even sweeter. I once heard that perfume that did not have an added scent that, on it's own, was pungent it would not smell as fragrant. I believe it.

House Hunting

Kyle and I are working pretty hard on trying to get our own home. I am trying not to get too excited about this house but it is simply amazing. Never in a million years would we be able to afford this house under normal circumstances. Luckily for us it is a foreclosure and it has kind of a major, and expensive, issue that we are 100% willing to fix. Once it is repaired, the home will be worth double what we are paying for it! I'm not sure how long that is going to take but Kyle seems to think it will be pretty quick.

I am excited for Mia to have her own room, not a rented or gifted space. She will have tons of room to run and play! I know she'll love it. This is a home we can easily live in forever. The idea of buying a home that Mia will be able to grow up in is such a satisfying idea. My parents were not able to buy their home, the home I grew up it, until I was 10 years old so to do this while Mia is only 2 is wonderful.

The photos don't do it justice. There are 4 bedrooms, 2 bathrooms, tons of storage, new carpet, ceramic tile, windows, doors, appliances, and fixtures. Three acres of great property, a huge detached garage, and it's in a secluded area with a fantastic view of the mountains(Well, one mountain until you get to the main road).

We submitted our offer yesterday so hopefully we hear something back soon!

Two years of photos.

Lindsey was saying how grown up Mia is looking and I am inclined to agree. Also a lady stopped me today to tell me Mia looks exactly like me. She was blown away. I mean, there is a family resemblance but I don't know about identical. Lets look back on some photos of my boo bear.

My baby is a big girl...

Yesterday was Mia's 2nd birthday. We have been sick all week, Mia has the worst of it, so it was not the most fun day but a milestone nonetheless. While Mia napped I went the WalMart to get groceries and I picked up the new 'Wubbzy' DVD and McDonald's, Mia's favorite, for lunch. The day started to look up. My big girl is full of personality lately, even more than usual. She has learned how to crab walk and her dancing skills are 'off the hook'. haha.

We spent all afternoon hanging out, watching Wubbzy and dancing. I am so in love with my big girl! She is the cutest and funniest little person I have ever made. I am so proud of everything she has accomplished this year and all of the challenges we've had to overcome together. She keeps me sane even when she's being insane.

I have come to realize that "friends" come and go but my family are the ones that truly love me for me.
